Is your upstairs hot while the downstairs is freezing? Do you heat bedrooms nobody uses during the day? With a single thermostat, your whole home runs on one setting, even though every room is different. A multi-zone system divides your home into separate areas, each with its own thermostat. You get comfort where you want it and stop paying to heat or cool empty rooms.

How It Works

Each zone has its own thermostat. When one zone calls for heat or cooling, the system sends it only there, using motorized dampers in the ductwork, separate indoor ductless units, or zone valves on a boiler.

A central control board coordinates all the zones, so your equipment runs efficiently.

Three Ways to Zone Your Home

AFUE (Annual Fuel Utilization Efficiency) tells you how much of the gas you buy becomes heat. A 95% AFUE furnace turns 95 cents of every fuel dollar into warmth for your home. The higher the number, the lower your heating bills.

Ducted Zoning

For homes with forced air heating and central A/C. We install motorized dampers in your ductwork, a thermostat in each zone and a central zone control panel. When a zone calls for heating or cooling, its damper opens and the others stay closed. Our in-house sheet metal shop can modify or add duct runs, so each zone gets the right airflow.

Multi-Zone Ductless

One outdoor unit connects to several indoor units, each serving its own room or area with its own controls. It's ideal for homes without ductwork, homes with boilers, or adding comfort to a few problem rooms. We install LG, Fujitsu and Daikin multi-zone systems.

Hydronic (Boiler) Zoning

For homes heated by a boiler with baseboard or radiant floors. Zone valves or separate circulator pumps send hot water only to the zones that need it. Advanced Tekmar and Honeywell controls fine-tune water temperature based on outdoor conditions for steady, efficient heat.

Is Zoning Right for Your Home?

Zoning is a smart choice if your home has:

  • Two or more stories, especially with a hot upstairs in summer
  • A finished basement or attic that’s always too cold or too hot
  • Large windows or sunrooms that heat up in the afternoon
  • Rooms over a garage or additions that never feel comfortable
  • An open floor plan with very different heating and cooling needs
  • Guest rooms, home offices or wings that sit empty most of the day
  • A seasonal shore home where you only want part of the house conditioned

Multi-Zone System FAQs

Here are answers to the questions New Jersey homeowners ask us most. Need something else? Just give us a call — we’re happy to help.

Often, yes.

  • Many forced air systems can be zoned by adding dampers and a control panel, and boiler systems by adding zone valves or circulators.
  • We’ll check whether your equipment and ductwork or piping can support zoning.
  • Most homes do well with two to four zones, often by floor or by how you use each area.
  • We’ll recommend a layout after seeing your home.

Yes.

  • When you’re not heating or cooling unused rooms or floors, your system runs less.
  • How much you save depends on your home and how you set each zone.

Not always.

If your equipment is aging, though, a variable-speed or two-stage system pairs best with zoning, so replacing both together can make sense.

  • Ducted zoning uses your existing ductwork and one central system with dampers.
  • Multi-zone ductless uses separate indoor units in each room and needs no ductwork.
